Please add us to the agenda for the April 14,1999 <br />City Council meeting relative to this issue. <br />We, the owners of 2600 Rice St., are in the process of renovating and developing our <br />property as we originally proposed before the council last year. Our plans meet the <br />current zoning now in place which is consistent with the City's Long-Term <br />Comprehensive Plan. In addition, we plan to develop the adjacent properties at <br />2620 and 2640 Rice St. Therefore, the city's use of eminent domain to develop these <br />parcels would be unnecessary. We are confident that we can successfully renovate <br />and develop these properties. <br />Since acquiring the property at 2600 Rice Street, we have expended a great deal of <br />effort and money to improve the operations and appearance of the car wash and site. <br />Further improvements to both the car wash and the vacant building on the site, <br />which will be renovated for retail, will begin this spring. Similar retail development <br />is planned for the properties at 2620 and 2640 Rice Street. <br />As you can see, our development plans for these Rice Street parcels will add value to <br />the city, maintain an existing operating business and develop currently undeveloped <br />property without the costs to the taxpayers associated with condemnation action. <br />Page 5 <br />
