9Ixit/4; <br />2600 Rice Street <br />Proposal to Improve Site <br />Jay Reiling and Charles Drake, the new owners of 2600 Rice Street plan to renovate and <br />improve the property we purchased at 2600 Rice Street Little Canada, MN. <br />We understand that this site has been in a state of disrepair for some time. We believe <br />that our planned renovations will create a site that will have a positive effect on the <br />surrounding area. We would like to begin work as soon as possible <br />Vacant building on south side of site (approximately 2000 sq. ft.): <br />Planned usage: Single occupancy retail / office space. <br />Proposed renovations: <br />• Remove and dispose of existing siding, windows, doors, roof and interior. <br />• Replace roof with flat or 6/12 pitch new roof. <br />• Install new siding with Dryvit or Insulcrete style of stucco finish. <br />• Install new windows and doors. <br />• Install new plumbing, heating and electrical systems. <br />• Build out new interior to suit new tenant. <br />Car wash building on north side of site (approximately 2060 sq. ft.): <br />Planned usage (plan A): Self serve car wash. <br />Proposed renovations: <br />• Replace all self serve wash equipment with new (wands, brushes, hoses, etc). <br />• Replace all coin controls and bill changer(s). <br />• Replace garage doors and equip. with electric openers. <br />• Refinish all interior surfaces. <br />• Replace damaged decorative roofing. <br />• Install new back -lit awning on front facade. <br />Planned usage (plan 8): Two occupancy retail/ office space. <br />Proposed renovations: <br />• Remove car wash equipment and interior walls between end bays. <br />• Install new windows and doors in front and new service doors in rear. <br />• Install new floors <br />• Re insulate interior. <br />• Install new plumbing, heating and electrical systems. <br />• Build out new interior to suit new tenant(s). <br />Page 6 <br />
