NORTHWEST ASSOCIATED CONSULTANTS INC.
PLANNING REPORT
TO: Little Canada Mayor and City Council
Little Canada Planning Commission
FROM: Anne 8ronken
DATE: 23 March 1933
RE: Carle Landscape Company Conditional Use Permit
FILE N0: 758.09 - 83.06
BACKGROUND
The applicant has submitted plans for the development of a landscape materials
sales operation an a 4.4 acre parcel located west of Country Drive and on a .14
acre parcel east of Country Drive as shown on the Site Location Map, attached.
The property and all adjacent properties are zoned I -1, Light Industrial. It
is surrounded by the following land uses:
North - Commercial
East - Municipal Garage
South - Mobile Homes
West - Vacant
The applicant has requested conditional use permits far: (1) outside storage
and sales, and (2) offsite parking.
ISSUES ANO ANALYSIS
All of the principal use element; of the site meet the setback requirements of
the district, i.e, front - 40 feet, side - 1:: feet, and rear - 20 feet. The
circulation system consists of one main entry and parking area with timber
curbing and leading aisles running through the landscape materials. This
arrangement appears to work well for the type of use proposed. The applicant
has stated that the arrangement and size of specific material areas may change,
however, a 10 root wide 1-eading aisle along side a ZO foot wide clear aisle
should always be maintained. Signage should be erected clearly indicating
direction upon entering the site. The site plan should also indicate the type
of dustfree surface proposed for the driving areas. The 28 foot wide curb cut
exceeds the maximum allowed width of 24 feet. This width can either be reduced
or allowed-by a conditional use permit.
4830 rnir.re'.c ^ka si.
Page 20 . min 55-16 612!-2.25-°420
