Little Canada Mayor and City Council
Little Canada Planning Commission
Z3 March 1983
Page Two
The Ordinance has no predetermined parking requirement for this type of use.
The applicant has estimated a maximum need for three employee spaces and four
to six customer spaces. All company owned vehicles will be stored in the garage.
It is felt that eight spaces would be sufficient. The site plan provides for
eight on -site spaces and seven off -site spaces. The off -site spaces are in-
tended for employee parking only and require a CUP. The location of this parking
meets the provisions of the CUP in that it is within 300 feet of the principal use
being served. It should, however, have a perimeter curbing such as the on -site
parking has. All areas bordering this parking should have grass, plantings or
surfacing material indicated. It is also recommended that this off -site parking
be signed for "employees only" to avoid confusion.
A provision of outside storage and sales as a conditional use is that it be
screened from view of adjacent residential districts. In this case, the southern
edge of the property abuts a residential district. A wood fence has been pro-
posed to run along part of the southern edge where the homes to the south are not
blocked from view by the storage and garage structure, but technically, the
fence .should be extended along the entire boundary. The fence will require a
building permit.
Building plans for the office /garage and accessory "check -out" building will
need to be submitted to the Building Official for his review and approval.
A landscape plan has been submitted in accordance with the Ordinance, including
a well detailed display area at the entrance to the site. Although iandscaping
is not required for screening purposes and therefore not subject to specific
size requirements, the proposed sizes should be indicated on the plan. All
species proposed are properly located and hardy.
Orainage arrows have been included on the plan to indicate general drainage
patterns. However, without spot elevations or contours, the Engineer may not
have enough information to adequ.:tely review the site drainaqe.
For background on the Zoning Ordinance amendment. see our office memo dated
21 ;'arch 1983.
Scr,1 "OATION
The decision an the Zoning Ordinance amendment should be discussed by the
Commission and a recommendation made to the Council.
The apprcval_of the conditional use permits for outside sales and storage is
recc.tended contingent on the following items:
• Adequate loading and aisle width is maintained between landscape materials.
Page 21
