Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />Z3 March 1983 <br />Page Two <br />The Ordinance has no predetermined parking requirement for this type of use. <br />The applicant has estimated a maximum need for three employee spaces and four <br />to six customer spaces. All company owned vehicles will be stored in the garage. <br />It is felt that eight spaces would be sufficient. The site plan provides for <br />eight on -site spaces and seven off -site spaces. The off -site spaces are in- <br />tended for employee parking only and require a CUP. The location of this parking <br />meets the provisions of the CUP in that it is within 300 feet of the principal use <br />being served. It should, however, have a perimeter curbing such as the on -site <br />parking has. All areas bordering this parking should have grass, plantings or <br />surfacing material indicated. It is also recommended that this off -site parking <br />be signed for "employees only" to avoid confusion. <br />A provision of outside storage and sales as a conditional use is that it be <br />screened from view of adjacent residential districts. In this case, the southern <br />edge of the property abuts a residential district. A wood fence has been pro- <br />posed to run along part of the southern edge where the homes to the south are not <br />blocked from view by the storage and garage structure, but technically, the <br />fence .should be extended along the entire boundary. The fence will require a <br />building permit. <br />Building plans for the office /garage and accessory "check -out" building will <br />need to be submitted to the Building Official for his review and approval. <br />A landscape plan has been submitted in accordance with the Ordinance, including <br />a well detailed display area at the entrance to the site. Although iandscaping <br />is not required for screening purposes and therefore not subject to specific <br />size requirements, the proposed sizes should be indicated on the plan. All <br />species proposed are properly located and hardy. <br />Orainage arrows have been included on the plan to indicate general drainage <br />patterns. However, without spot elevations or contours, the Engineer may not <br />have enough information to adequ.:tely review the site drainaqe. <br />For background on the Zoning Ordinance amendment. see our office memo dated <br />21 ;'arch 1983. <br />Scr,1 "OATION <br />The decision an the Zoning Ordinance amendment should be discussed by the <br />Commission and a recommendation made to the Council. <br />The apprcval_of the conditional use permits for outside sales and storage is <br />recc.tended contingent on the following items: <br />• Adequate loading and aisle width is maintained between landscape materials. <br />Page 21 <br />
