Individual lots are divided between the two cities. This is a <br />seriously confusing issue and should be taken care of before the plat is processed and filed. My <br />recommendation is that the landowner, the City of Vadnais Heights, and the City of Little <br />Canada -reach a mutual agreement on changing the common boundary so that there is not division <br />of individual lots. Without this agreement: <br />• Where would these new residents vote? <br />• How would property taxes be apportioned and collected? <br />• How would mail delivery or other services be easily described and arranged? <br />The easiest solution appears to have the entire plat annexed to Little Canada, but I understand <br />that the loss of a few Lots in tax base is not something that Vadnais Heights should give up <br />without discussion. Perhaps there are other boundary adjustments or other arrangements between <br />the two cities that can be adjusted to make the situation equitable. <br />I suggest that you, Dave Hahn, and myself discuss this, come up with potential scenarios, and <br />then discuss it with Mr. Pratt. I am sure Mr. Pratt would like a simple solution to this situation as <br />well. If we come up with a reasonable idea, we can then approach the City of Little Canada <br />Planner and City Manager for further discussions. <br />O:1JOBS125011GIUPRATT.FAX <br />
