Fahey <br />COUNCIL <br />Beverly Scalze <br />Jim LaValle <br />Steve Morelan <br />Bob Pedersen <br />ADMINIS17tATOR <br />Joel R Hanson <br />Here is an update on the economic development activities since our last Council meeting: <br />Rice Street/Little Canada Road <br />*As has been stated earlier, another theater group has expressed an interest in the <br />southeast corner of Rice Street/Little Canada Road. I have informed Mr. Collyard that <br />we would like to see a letter of intent addressed to the City from this group indicating <br />their interest as well as any conditions they need met for them to locate on this site. I <br />have asked for a copy of that letter prior to Wednesday's Council meeting. No further <br />analysis has been done regarding the economics of this proposal given that the developer <br />has not put this in final form. <br />*Sherm Rutzick is proceeding with his proposal to develop the southeast corner of Rice <br />Street/Little Canada Road (see diagram attached). This project consists of a 110 -unit <br />senior co -op housing, an 8,000 square foot restaurant, and a 24,000 square foot building <br />with the first floor dedicated to retail and the second floor dedicated to office. He has <br />also proposed 60 units of senior rental housing at the southern portion of the site. I have <br />informed him that this may be more senior housing that we want/desire. My primary <br />concern with this concept would be the economic feasibility depending on the <br />developer's willingness to assume a portion of the land and site development costs. <br />*The office /retail proposal for the northeast corner of Rice Street/Little Canada Road by <br />the Maple Grove developers is on hold. They are doing further analysis regarding <br />potential users of this site. During my last discussion with them, they indicated the need <br />to have this building set back off Rice Street/Little Canada Road with parking in front. I <br />emphasized that this is in direct contrast to our development guide and it could pose a <br />problem for approval by the City Council.
