The Honorable Chairman and Planning Commission <br />January 7, 1999 <br />Page 2 <br />5. The drawing shows individual services for each unit from Allan Avenue to the <br />property line with the exception of building 13/14. Since we do not have the <br />record drawings for this utility construction along Allan Avenue we are not sure if <br />these services are missing or if it is just an error in the Pitrena Park Terrance <br />development plan that they were not shown. <br />6. It is out understanding the storm drainage improvements were previously <br />reviewed prior to construction. Therefore, we have not reviewed any of the <br />drainage facilities. <br />7. Buildings No. 23 -29 are relatively close to the detention pond shown north of <br />those sites. Unit 25/26 is extremely close. If that unit is constructed with the <br />optional porch at the rear of the building it is not clear how the grade will <br />transition from the building site down into the pond. <br />The developer has indicated he will pull unit 25/26 forward and may have to use <br />some retaining walls to transition from building to pond. The developer has <br />stated he will have his surveyor prepare a cross section showing how this can be <br />accomplished. <br />If you have any questions regarding any of these comments, please contact me. <br />Sincerely, <br />HOWARD R.
