Over the past two months, the Code Enforcement Officer has been <br />working with the property and /or business owners of Ryan Industrial Park to bring their <br />property into compliance with zoning district requirements. <br />This area is zoned Light Industrial (1 -1), Industrial Park (I -P) or Planned Unit Development <br />(PUD). There are several zoning requirements for these districts, one of which is a <br />Conditional Use Permit under certain circumstances. A conditional use permit is required <br />for open and outdoor storage as a principal or accessory use; open and outdoor service, <br />sale or rental as a principal or accessory use; and motor vehicle sales lots. <br />Many of the business owners have made an effort to comply with major requirements of <br />the zoning code. However, there is some major clean -up and exterior storage <br />compliance problems that need to be completed and resolved. <br />To help achieve and encourage property and business owners of Ryan Industrial Park to <br />participate in the overall effort of improving the neighborhood character, the Staff would <br />like to propose a modified conditional use permit process and fee schedule in Ryan <br />Industrial Park for a limited time. This limited time period would begin in January 1999 <br />and end in December of 1999. Ryan Industrial Park property owners would have to <br />submit their application within the next six months and have the improvements completed <br />by December 31, 1999. If the completion date is not met, citations will be issued and <br />additional process and permit fees will be assessed as necessary. The current fee <br />schedule for a commercial CUP is a $500.00 deposit with a cost agreement clause if fees <br />exceed this amount. We are proposing a reduced fee deposit of $250.00 with a cost <br />agreement clause to cover possible unforeseen costs and additional fees if <br />improvements are not completed by December 31,1999.
