Fahey <br />COUNCIL <br />Beverly Scalze <br />Jim IaValle <br />Steve Morelan <br />Bob Pedersen <br />ADMINISTRATOR <br />Joel R Hanson <br />This letter and the attached material intend to assist Ryan Industrial Park applicants with the formal <br />processing of a Conditional Use Permit. The City of Little Canada uses this process to control use <br />issues that are special, unusual or have extraordinary limitations peculiar to the use of the property <br />for the protection of the public welfare and the integrity of the Municipal Land Use Plan. Our goal <br />is to make this permit process as economical and efficient as possible. In Ryan Industrial Park, a <br />Conditional Use Permit (CUP) is required for the following uses. <br />• Open and outdoor storage as a principal or accessory use. <br />• Open or outdoor service, sale, and rental as a principal or accessory use. <br />• Motor vehicle sales lots. <br />The City of Little Canada is offering a limited opportunity of a reduced application fee deposit of <br />$250.00 including a cost agreement and required documentation, to the Ryan Industrial Park <br />Property and Business Owners, if the permit is applied for within the next six months and work is <br />completed by December 31, 1999. If work is not completed by December 31, 1999 the property <br />owner will be responsible for additional process fees and subject to zoning code citations. <br />The enclosed documents will outline the requirements and procedures for this process. Our City <br />Planner has staff hours from 1:00 p.m. to 4:30 p.m. one Monday each month (typically the third <br />Monday, but check with City Staff for exact dates). It may be helpful for you to meet with the City <br />Planner before an application is filed. This enables the Planner to review sketch plans and <br />requirements with you prior to your furnishing plans that may have to be changed. We would <br />encourage you to arrange an appointment for a pre - application meeting during the Planner's staff <br />hours. <br />The Planning Commission on the second Thursday of each month holds public reviews, and their <br />recommendations are forwarded to the City Council who generally holds public hearings on the <br />fourth Wednesday of each month. All required plans arid documents, together with the appropriate <br />fees, must be submitted at least 17 days prior to the Planning Commission meeting. <br />We make every effort to keep costs down. You can have a great impact on controlling these costs <br />by submitting completed documents and plans. By making application, we are not guaranteeing <br />approval.
