Green CoTpany <br />CONSULTING ENGINEERS <br />March 8, 1999 <br />File: 806330J -0240 <br />The Honorable Chairman and Planning Commission <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />RE: TWIN LAKE PINES <br />PRELIMINARY PLAT REVIEW <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the proposed Twin Lake Pines <br />subdivision. The submittal package consisted of two sheets prepared by Charles W. Plow, <br />Consulting Engineer. The first sheet was a preliminary plat and the second sheet was a <br />grading, erosion control and utility plan. Both plan sheets had a revision date of February 19, <br />1999. Based upon our review we would offer the following comments. <br />A. PRELIMINARY PLAT <br />• The preliminary plat consists of 14 lots and a large outlot. The smallest lot is just <br />less than 20,300 square feet and the largest lot is just less than 138,000 feet. The <br />outlot is approximately 3.4 acres and includes a wetland complex and proposed <br />sedimentation pond. <br />• Lot 4 Block 2 is a flag lot with frontage along Twin Lake Boulevard and the flag <br />portion extending over to provide frontage on Twin Lake Court. Although this is in <br />violation of the City ordinance, we believe that it should be approved since the <br />purpose for the flag lot is to provide driveway access on the residential street of Twin <br />Lake Court. Also, given the substantial size of Lot 4, being over 52,700 square feet, <br />we would recommend approval of this. <br />• There are also several lots within the development whose lot lines are not radial to <br />the street. This also is in violation of the City ordinance, however, again we believe it <br />is acceptable given the large square footage of the lots. <br />• The cul -de -sac is approximately 700 feet.
