Open & Outdoor Exterior Storage (Accessory Usel <br />The applicant is requesting a new use of open and outdoor storage located in the side and <br />rear of the property as indicated on the site plan. Open and outdoor storage as a principal <br />or accessory use is permitted with a PUD permit within the PUD district with an underlying <br />industrial use provided the following conditions are met: <br />1. The area is fenced and screened from view of neighboring residential uses or if <br />abutting an "R" District in compliance with Section 903.020.G. <br />2. The outdoor storage must be fully screened from view from the public right -of -way <br />in compliance with Section 903.020.G. <br />3. All fences and walls shall be constructed and maintained in accordance with the <br />requirements of Section 903.020.F.4. <br />4. The storage area must be paved with asphalt, concrete, or other material approved <br />by the City Council. <br />5. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way or from neighboring residences and shall be in <br />compliance with Section 903.020.1. <br />6. The storage area shall not take up parking space as required for conformity to the <br />zoning ordinance. <br />Fencing and Screening Requirements <br />The site plan shows that a chain link fence with slats has been established on this property <br />to meet the screening requirements. Although the PUD district does not include chain link <br />with slats as a listed screening material, City staff recommends the use of chain link fence <br />with slats due to the character and surrounding industrial district use of this screening <br />material. <br />Storage Area Surfacing <br />The site plan indicated that the surfacing material used in the side yard is "fly -ash" and <br />concrete aggregate in the rear yard. The side yard storage area appears to need some <br />maintenance as weeds and tall grasses have grown up through the "fly- ash ". <br />Off- Street Parking Requirements <br />The zoning ordinance requires the off- street parking area for five (5) or more vehicles and <br />associated driveways to be paved with but not limited to asphalt, bituminous or concrete in <br />order to control dust and drainage. This property has one parking category. <br />Warehouse /Storage: 1 space per 1,000 sq. ft.
