Little Canada - Biagini .Office PUD <br />.FILE NO: 758.09 - 99.17 " • <br />The Biagini office along Country Drive was passed on to the City Council by the Planning <br />Commission with conditional. recommendations for a Preliminary Plat approval over the <br />entire project (including all of the various parcels to beincorporated into phases ,1 and 2), <br />and for a PUD approval for the first phase office building. <br />• <br />The planning report on the project included a discussion of The building setbacks from <br />Country Drive. The developer submitted a revised site plan. at the Planning Commission <br />Meeting; The PUD District does not have a specific setback requirement, although <br />references are 'typically made to other districts in which the proposed use would' be <br />allowed. For an office project in either the B -3; B -W or I•P Districts, a setback of 40 feet <br />from the right of way would be required. The developer is requesting a lesser setback to <br />accommodate the unique design of this project, and to accountforthe unusually wide right <br />of way of Country Drive in this location. Theproposed setbacks are approximately 32 feet <br />from the right of way,line, and about 63 feet from the curb line of Country Drive. These <br />measurements are from the closest projection of the entry doors on the east. The main <br />portion of the building itself'has slightly greatersetbacks (one or two feet,more). <br />The City may, .under the flexibility• in a.PUD, determine to enforce lesser setbacks where <br />they would be appropriate for the project, Due to the nature of the Country. Drive, <br />construction in this area, the adjacent Kandace Heights building sltscloserto the curb than <br />the proposed Biagini building.
