MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 1999 <br />Elaine Zoch asked about the setback from Condit Street. The City Planner <br />stated that at this point he was not sure how wide the boulevard area for <br />Condit is from the property line. <br />Zoch indicated that previous discussion was that there would be a 20 -foot <br />wide berm to screen this building from the Condit properties. <br />Biagini estimated that there was only 10 to 12 feet in which to construct a <br />berm, and this width would not be enough to get the a berm more than 1 '/ <br />feet high. Biagini proposed that intensive landscaping be used to screen <br />the Condit properties rather than a berm. Biagini indicated that he is <br />trying to place the building and the parking is such a way as to save the <br />largest trees on the property. <br />The City Planner suggested that very intense landscaping could be done in <br />a 12 foot width. He indicated that the landscaping for this development <br />would occur on the building site and not on the Condit right -of -way. The <br />City has just received survey information and will be able to determine the <br />dimension of that right -of -way. <br />The City Administrator stated he did not recall any discussion about a 20- <br />foot wide berm. He reminded those present that earlier comments were <br />made regarding a very preliminary diagram and were subject to change. <br />The City Planner indicated that the City has not allowed the Country Drive <br />development projects access to Condit so that the street will not need to be <br />widened. However, if it is ever widened, the landscaping will not be on <br />the right -of -way, therefore, will not be disturbed. <br />Biagini asked how far in the Precision Tree fence was located. Bougie <br />replied that it is about five feet. Biagini suggested that the landscaping <br />will begin about six feet in from that point. Biagini stated that he initially <br />planned to use fencing to screen. However, does not have a problem with <br />a landscape screening. <br />Mrs. Zoch asked how high the building would be. Biagini replied that the <br />office building will be two stories. <br />Mr. Zoch felt the proposed development will devalue the two vacant lots <br />he has. Zoch stated that he preferred a townhome development pointing <br />out that this would generate less traffic. Zoch indicated that he has lived in <br />his home since 1958. <br />Mrs. Zoch stated that this was a nice neighborhood until the <br />office /warehouse development began on Country Drive.
