MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 1999 <br />buildings which are a Country Drive are eyesores and are half vacant. <br />Zoch was concerned that the new buildings proposed would be eyesores as <br />well. <br />Mr. Zoch pointed out the amount of traffic on Country Drive and the <br />difficulty people have getting off Nadeau Road to Country Drive. <br />Mrs. Zoch indicated that they were told that office buildings would <br />development on Country Drive, and she objected to the office /warehouse <br />proposal. <br />Biagini reported that the first building he is proposing to construct would <br />be an office building which would be occupied by a business which has <br />been in the City for 18 years. The second building is proposed as an <br />office /warehouse. The company interested in that building has been in <br />existence for 50 years, the last 18 of which have been in Maplewood. This <br />building would have a brick exterior and would be very high - quality. This <br />business would plan to relocate in Little Canada on a permanent basis. <br />There would be limited deliveries to the building and it would have only <br />one dock. <br />Mrs. Zoch indicated that they were told there would be nothing but office <br />space developing on Country Drive. Zoch was concerned about the effect <br />of this development on the adjacent residential neighborhood. <br />Montour pointed out that the City will require the appropriate screening <br />between the office use and the residential use. Montour did not feel <br />townhomes would be a feasible use on the freeway. Montour pointed out <br />that the action before the Commission this evening is the preliminary plat <br />for the property as well as the PUD permit for the first building. <br />Bougie asked when the adjacent property owners will have a chance to see <br />the final plan. Biagini suggested that he have his project manager provide <br />the interested property owners with copies of the plans showing the <br />details. Biagini indicated that he would be happy to discuss his plans with <br />the property owners. <br />Bougie asked the location of the dock. Biagini showed the location and <br />explained how truck traffic will navigate the site. <br />Montour suggested that the property owners discuss their concerns with <br />Biagini. If he does nothing to resolve them, then these issues should be <br />brought to the City Council for attention. The Council will review these <br />plans on June 22 "d. <br />PAGE 146 <br />
