The
applicant proposes to construct an addition of office space along the west side of the
existing building. The original CUP approved in 1984 allowed for screen print
operations combined with a small amount of retail sales within the B -3, General
Business District. An amendment to the original CUP was granted in 1989 to add office
and production areas to the existing retail and service business.
The current proposal would add +/- 658 square feet of office area to the existing 9,383
square feet of office (2,426 sf) and production (6,957 sf) area. The following review is
based on the submitted site plan and the provisions of the conditional use permit.
Attached for reference:
Exhibit A - Site Location
Exhibit B - Site Plan (Area Calculations & Parking)
Exhibit C - First Floor Plan
Exhibit D - First Floor Demolition Plan
Exhibit E - Exterior Elevations
ISSUES AND ANALYSIS
Use. The proposed expansion of the screen print operations will not change the use
that was approved in the original CUP. The following criteria were provisions of the
original CUP and would apply to the request for an addition:
5775 WAYZATA BOULEVARD, SUITE 555 ST.
