1. Noise does not exceed standards by the City Code and does not infringe upon <br />neighboring properties. <br />2. No outside storage occurs on the site. <br />3. Adequate space is provided for loading facilities which do not disrupt parking or <br />access circulation. <br />Signing for the activities is in compliance with the limitations of the provisions of <br />this Ordinance. <br />5. The provisions of Section 921.010.0 (Conditional Use Permit Administration) of <br />this Ordinance are satisfactorily met. <br />Setbacks. The proposed addition does not encroach into any existing setbacks and <br />thereby conforms to all B -3 District setback requirements. <br />Parking. The parking requirements are based upon the net floor area of the building <br />which is calculated by reducing the gross floor area by a factor of 10 percent. Parking <br />requirements for the building including the addition are as follows: <br />At least eight (8) spaces or one (1) space for each two hundred (200) square <br />feet devoted to public sales or service equals 14 parking stalls required for the <br />office area. <br />One (1) space for each three hundred fifty (350) square feet of floor area equals <br />18 parking stalls required for the production area. <br />A total of 32 parking spaces are needed for the existing building and addition. The <br />existing parking totals 44 spaces thereby providing more than the minimum required by <br />the Ordinance. <br />Grading and Drainage. Portions of an existing drainage swale were covered by the <br />previous addition and parking lot expansion. Lot grading and drainage should be <br />reviewed by the City Engineer to determine whether it is still viable. <br />Architecture and Design. It appears that the new addition will consist of a concrete <br />block wall. This would be consistent with the concrete block, brick facing and metal <br />roof cap utilized on the front of the building. The developer should identify the color <br />and type of block to be used so that the Planning Commission may determine whether <br />the addition will architecturally match the existing building materials. <br />Page 4 <br />
