Hagen / Stephen Grittman <br />DATE: 4 September 1998 <br />RE: Little Canada - Severson /Urman Construction Lot Split <br />FILE NO: 758.09 - 98.16 <br />BACKGROUND <br />Mr. Randy Urman has submitted a proposal to divide a 21,722 square foot parcel, owned <br />by Pat Tarnowski, into two (2) parcels. The subject property is located at the northwest <br />corner of Greenbrier Street and Allan Avenue, at 3003 Greenbrier Street. The property <br />is zoned R -1, Single- Family Residential. It is the specific intent of the applicant to <br />subdivide the property into two (2) lots, with one lot being approximately 10,322 square <br />feet and the other approximately 11,400 square feet. <br />Currently, a single- family home is constructed on the parcel to be approximately 11,400 <br />square feet, which faces Greenbrier Street. Access to the new parcel would be from Allan <br />Avenue. <br />ANALYSIS <br />Survey. In order to accurately illustrate the applicant's proposed subdivision, a survey <br />needs to submitted. The survey should indicate exact square footage and lot line, and <br />document compliance with required building setbacks, prior to recording of the subdivision. <br />Lot Area Requirements.
