Setbacks. As a condition of subdivision approval, a determination should be made that <br />all applicable R -1 District setbacks have been satisfied. Based on the dimensions given <br />on Exhibit A, the setbacks, rear and side, have been met with the exception of setback <br />requirement from a right -of -way (R -O -W) for Tract A. According to the Zoning Code, <br />setback from a R -O -W shall be no less than 30'. Tract A has a R -O -W setback of only 18'. <br />It is understood that this was an existing structure and was essentially grandfathered in. <br />Tract B is expected to meet the 30' setback from Allan Avenue. <br />Requirement <br />Tract A <br />Tract B <br />Lot Area: interior <br />10,000 s.f. <br />na <br />@ 10,322 s.f. <br />Lot Area: corner <br />11,000 s.f. <br />@ 11,400 s.f. <br />na <br />Lot Width: interior <br />75' <br />na <br />101.65' <br />Lot Width: corner <br />80' <br />98' <br />na <br />Setbacks. The applicant provide legal descriptions of the proposed lots as illustrated on the <br />site survey. <br />3. The applicant demonstrate to the City that the setbacks of the existing structure will <br />be in compliance with the standards cited above. <br />4.
