12. Grading and Drainage Plans. The Developer shall complete a <br />drainage and grading study as required for subdivision approval and furnish <br />said study to the City Engineer. Said study must be approved by the <br />Ramsey - Washington Watershed District including the completion of the <br />Municipal Coordination Checklist. It is also understood that erosion <br />control must be such that drainage to adjacent property is prevented and <br />surface water run -off is properly controlled. The Developer agrees to <br />comply with any and all requirements for erosion control directed by the <br />Ramsey- Washington Watershed District and /or the City in a timely manner. <br />13. Park Dedication Requirements. The Developer agrees to pay park <br />dedication fees totaling Twenty -five Hundred Dollars ($2,500.00)for this <br />development. Fees will be payable at the time of building permit <br />application based upon the following schedule: <br />Lot 1 - $550 <br />Lot 2 - $650 <br />Lot 3 - $650 <br />Lot 4 - $650 <br />14. Additional Requirements. <br />a. The Developer shall comply with the Little Canada <br />landscaping ordinance. <br />b. Through this Development Agreement, Developer acknowledges <br />responsibility for performance of the Agreement between Owner /Applicant and <br />City of Little Canada as to Costs, dated November 26, 1997 and executed by <br />Thomas Bisch, attached and incorporated herein as Exhibit "B ". All monies <br />deposited pursuant to Exhibits "B" and "C" shall be applied to the deposit <br />requirement under Paragraph #11 above. <br />c. The placement of durable iron monuments for marking of <br />platted lots, blocks and boundaries must be set within one year of the <br />recording of a plat or parcel. All plat monuments originally set which are <br />removed or disturbed during development shall be replaced after the <br />completion of construction activities or no later than November 1, 2000 or <br />Page 26 <br />
