The property is zoned R -1, <br />Single Family and is currently occupied by a single family home and a garage of 672 <br />square feet. On single family parcels, garage floor area may be provided up to 1,000 <br />square feet, or up to 1,500 square by Conditional Use Permit, under a series of <br />conditions. The applicant is proposing to add 828 square feet to reach the maximum <br />1,500 square feet of area. <br />Conditional Use Permits for detached garages exceeding the 1,000 square foot <br />threshold are required to meet the following requirements: <br />• Location in rear yard (except by special permit) <br />• Setbacks from rear and side yard property lines of 10 feet <br />• Structure height no more than 15 feet <br />• Building area no more than 10% of the rear yard space <br />• No other detached accessory buildings (such as garden sheds) may be allowed. <br />• The structure must be compatible with the principal building materials <br />• The structure must be used for residential storage only — no business activity <br />The existing garage is located within the rear yard, but just 4 feet from the side property <br />line. The applicant proposes to construct the addition farther to rear, and to meet the 10 <br />foot setback by offsetting the new construction. The existing 4 foot setback is <br />grandfathered to the extent that the existing non - conformity is not expanded. The <br />applicant's proposal will meet this requirement. <br />4 <br />
