The rear yard area behind the home is approximately 22,000 square feet. Thus, the <br />1,500 square foot accessory building would be less than the 10% maximum threshold <br />permitted for such buildings. As noted above, no garden sheds or other detached <br />accessory structures are permitted as a condition of the CUP, and the applicant has not <br />proposed any other buildings. <br />The applicant indicates in his submission materials that the structure is to be utilized for <br />a series of private vehicles and lawn and garden tools he owns. No business activity is <br />planned for the building. Building materials have not been specified — the applicant <br />should verify that the materials will be similar to, or compatible with, the materials <br />comprising the principal building. Finally, the construction drawings indicate that the <br />measure roof height will be approximately 8 feet to the peak (4 feet to the midpoint of <br />the roof). As such, the side walls of the building must be no greater than 11 feet in <br />height to comply with the 15 foot height requirement. <br />Summary and Recommendation <br />The proposed accessory building expansion to 1,500 total garage square feet meets the <br />requirements of the City's zoning ordinance, provided that the applicant can verify <br />building materials consistent with the principal building and a building height <br />measurement of no more than 15 feet from ground to the midpoint of the roof.
