MINUTES <br />CITY COUNCIL <br />SEPTEMBER 26, 2012 <br />that the Code allows up to 1,000 square feet in garage space without a <br />zoning action. Garage space from 1,000 square feet to 1,500 square feet is <br />allowed by CUP. The Planner pointed out that the CUP process allows the <br />City to evaluate lot size and the surrounding neighborhood to ensure that a <br />proposed garage of this size would fit the character of the neighborhood. <br />The Planner pointed out that the existing garage on the property does not <br />meet the City's side yard setback requirements. The proposed addition <br />will be stepped back in order to meeting the 10 foot setback requirement. <br />The north elevation of the garage will also be stepped, but there are no <br />setback issues on the north. The Planner reported that the proposal meets <br />City zoning requirements. The garage would be used for personal storage <br />and there will be no business use. <br />James Johns, 3010 Edgerton Street, reported that the original garage was <br />constructed in 1965, and did not meet current 10 foot setback minimums. <br />He noted that the addition will be offset in order to meet that minimum <br />setback. <br />Keis asked about matching the existing garage. The Planner noted that the <br />existing garage is of brick construction, and it is unlikely that a matching <br />brick color would be available. The Planner indicated that Mr. Johns has <br />indicated that the addition exterior will have residential siding in a color <br />that will match the brick. <br />Montour asked about access. Johns replied that an overhead door will be <br />located on the backside of the addition. <br />Ronald Meyer, representing the neighbor to the north, asked about the <br />setback from the north property line. It was estimated that the setback <br />would be 70 feet. <br />There was no one else present wishing to comment on this matter. <br />Upon motion by Boss, seconded by Keis, the public hearing was closed. <br />Keis introduced the following resolution and move its adoption: <br />RESOLUTION NO. 2012 -9 -161 — APPROVING A CONDITIONAL <br />USE PERMIT TO ALLOW AN ADDITION ONTO AN EXISTING <br />GARAGE BRINGING TOTAL GARAGE SPACE TO 1,500 SQUARE <br />FEET AS REQUESTED BY JAMES JOHNS, 3010 EDGERTON <br />STREET, SUBJECT TO COMPLIANCE WITH THE <br />RECOMMENDATIONS OF THE CITY PLANNER AS OUTLINED IN <br />HIS SEPTEMBER 6, 2012 REPORT <br />2 <br />
