Fahey <br />COUNCIL <br />Beverly Scalze <br />Jim LaValle <br />Steve Morelan <br />Bob Pedersen <br />ADMINISTMTOR <br />Joel R Hanson <br />Attached is a letter from Mr. Doug McMillan which indicates that the setback variance <br />recently approved by the Council for the coffeehouse proposed for 89 West County Road <br />C may not work. As you will recall, the property width is 74 feet, the structure was <br />originally proposed at 42 feet in width, and the Council approved a variance allowing a <br />10 foot setback on the east property line and a 22 foot setback on the west property line. <br />Mr. McMillan indicated at the June 26°i Council meeting that the width of the structure <br />had been increased to 43 feet. It has also been learned that since the wrap- around porch <br />will have a roof over it, the porch much conform to setback requirements. This porch <br />will extend 2 feet beyond the coffeehouse structure for a total of 45 feet. At the June 261h <br />meeting the Council was informed that the porch did not count toward the width of the <br />structure. <br />Therefore, Mr. McMillan has requested a clarification of the setback variance taking into <br />account the expanded width which is being dealt with. A l0 -foot setback on the east <br />property line would necessitate a 19 -foot setback on the west. <br />Mr. McMillan also indicated that he is meeting with his architect on Thursday, and there <br />is the possibility that the width of the structure will be reduced, thus reducing the size of <br />the variance. <br />Page 5 <br />
