County Rd C Property <br />Thank you for yours of June 24, 1998, which we received on June 29. <br />We respectfully point out that the reference to a 22 foot setback on the west side is in error <br />according to our recollection of the processes involved. While there is mention of a "42" <br />overall structure east —west size in the initial report of the planner, at the Planning <br />Commission meeting, we pointed out that our design planner indicated the building needed to <br />be increased by 2 feet to accommodate the necessary kitchen layout and the porch on the <br />west side needed to be closer to 6 feet than 4 feet. Rather than increase the overall size by <br />this 4 feet, the "garage" portion was reduced to 15 feet, making the size 45 feet. <br />At that hearing we showed a "to scale model board" and spoke of a west side setback of 14 <br />to 19 feet, depending on the necessary access required for the drive —thru. In other words, if <br />the necessary access to accommodate the drive —thru permitted a 10 foot east setback, then the <br />west setback would be 19 feet. The Planning Commission then approved our request and <br />plan "so long as the east side would be no less than 10 feet and further providing that the <br />overall east —west size would not be increased (more than 45 feet). <br />My notes also. reflect conversation about the distance remaining on the west side after a 7 <br />foot handicap ramp is added which supported the east side variance (from 15 to 10). And, of <br />course, Mrs Kukk who is our neighbor immediately to the East, appeared and said she had no <br />objection to the 10 foot distance.
