MINUTES <br />CITY COUNCIL <br />JUNE 24, 1998 <br />MARKET <br />PLACE <br />SHOPPING <br />CENTER <br />REZONING, <br />CUP, & <br />VARIANCE — <br />89 WEST <br />COUNTY <br />ROAD C — <br />MCMILLAN <br />Public Works Director as well as dedication of the appropriate road <br />right -of -way as recommended by City staff. <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Upon motion by LaValle, seconded by Fahey, the public hearing was <br />closed. <br />Morelan asked what the plans were for the development of Tract B. Mark <br />Hotzler, The Market Place Shopping Center, suggested that at some point <br />they would like to construct a building on Tract B depending on how the <br />redevelopment of the Rice Street/Little Canada Road area proceeds. <br />Morelan asked if the Planner has done the parking calculations for such a <br />scenario. <br />The Planner reported that it would be unlikely that The Market Place <br />Shopping Center would have adequate parking if Tract B is developed, <br />and that is the reason the CUP for shared parking is being recommended. <br />Mr. LaValle introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 98 -6-149 - APPROVING THE PRELIMINARY <br />AND FINAL PLATS FOR THE MARKET PLACE SHOPPING <br />CENTER AS PROPOSED AS WELL AS THE CONDITIONAL USE <br />PERMIT FOR SHARED PARKING, SUBJECT TO COMPLIANCE <br />WITH THE RECOMMENDATIONS OF THE CITY ENGINEER AND <br />PUBLIC WORKS DIRECTOR AND SUBJECT TO DEDICATION OF <br />THE APPROPRIATE STREET RIGHT -OF -WAY AS <br />RECOMMENDED BY CITY STAFF <br />The foregoing resolution was duly seconded by Fahey. <br />Ayes (5) LaValle, Fahey, Morelan, Pedersen, Scalze. <br />Nays (0). Resolution declared adopted. <br />Mayor Fahey opened the public hearing to consider the application for <br />Rezoning from B -3 to RB, Conditional Use Permit for a mixed <br />residential /commercial use, and Variance from side yard setback as <br />proposed by Doug and Jan McMillan so that they might develop a <br />coffee shop on the property located at 89 West County Road C. It was <br />noted that the Planning Commission has recommended approval of the <br />Rezoning, CUP, and Variance, outlining two options for the Variance. <br />Page 7 <br />
