Gilanderi Lane Water Improvements City o[ Little Canada <br />It should be noted that the property at 756 Viking has not been developed. It is assumed <br />that it can be subdivided into three lots in the future. Since this property has been assessed <br />once for water main in the past (off County Road B2), it is appropriate that two additional <br />deferred assessed be imposed on it at this time. <br />Note also that we are showing only one street assessment to this large property. This is <br />because the two northerly future lots will have access on the existing curb and guttered <br />Gilanderi Lane, while the southernmost lot would have access off of the newly constructed <br />street (if Street Option 1 is chosen). <br />RECOMMENDATIONS AND CONCLUSIONS <br />The work outlined in this report is feasible from an engineering standpoint. The following <br />recommendations and conclusions are offered for Council consideration. <br />1) We recommend that water main facilities be constructed as outlined in this report. <br />Water services should be extended to all lots (and future lots) adjacent to the <br />improvements that currently have no water service. <br />2) The City staff needs to review the City ordinance regarding the time requirement to <br />hook up to City water after it is made available. <br />3) We recommend that this project be combined with other project, where feasible, so <br />that the City may benefit from an "Economy of Scale" cost reduction. Potential <br />projects to combine with are Keller Parkway Water Main and Vlidng Drive Water <br />Main. <br />4) If combined with the Keller Parkway Water Main project, as recommended, the <br />schedule for the Gilanderi Lane Water Main project should correspond closely with <br />the Keller Parkway Water Main project A detailed schedule is not.yet available for <br />this project.
