• Access. The Tuffy's Auto Center site is proposed to access Rice Street via a <br />private street. The proposed access are subject to review and approval of the City <br />Engineer. <br />Outdoor storage. Tuffy's Auto Center has indicated that their will be no ovemight <br />outdoor storage at the site. As condition of approval will be that all vehicles at the <br />site for service that are to remain overnight shall be stored within the service bays. <br />Also, any tow trucks or service vehicles owned by Tuffy's shall be stored overnight <br />in the service bays. <br />• Sale of other products. Per section 911.040.C.17 the sale of any goods or <br />services not directly related or incidental to the auto repair -minor use shall require <br />a CUP. <br />• Off- street parking. The submitted site plan indicates a total of 18 parking stalls <br />provided for the Tuffy's Auto Center, including one disability stall. Section <br />903.0501-1.23 of the Zoning Ordinance requires eight stalls plus one stall for every <br />200 sq. ft. of building area in excess of 2,000 sq. ft., minus a 10 percent reduction. <br />For the Tuffy's Auto Center building this calculation is equal to 15 stalls. The <br />provision of one disability van accessible stall is in compliance with the Americans <br />with Disabilities Act. All parking stalls conform with the Zoning Ordinance design <br />criteria. <br />Loading Area. A loading area for truck deliveries has not been indicated on the <br />submitted site plan. The applicant will be required to indicate the location of a <br />loading in such a manner so as not to interfere with intemal and external site <br />circulation. <br />Waste material. Pursuant to Section 903.020.P waste material resulting from the <br />servicing of vehicles shall not be washed into the public storm water sewer system <br />nor the sanitary sewer system, but shall be disposed of in a manner approved by <br />the Minnesota State Fire Marshall and the Minnesota Pollution Control Agency. <br />• Liquid storage. The bulk storage of gasoline, chemical or flammable liquids shall <br />comply with the requirements of the Minnesota State Fire Marshal and the <br />Minnesota Department of Agriculture Offices and have documents from those <br />offices stating that the use is in compliance as required by Section 903.020.Q of the <br />Zoning Ordinance. <br />• Noise. To control noise, Tuffy's Auto Center states that all work will be done within <br />the building. In addition, Tuffy's Auto Center states that the orientation of the <br />building takes advantage of the street to buffer any sound from the use. <br />Page 40 <br />
