8. The applicant shall enter into a development agreement with the City. <br />Tuffy's Auto Center PUD Concept/Development Plan and CUP <br />1. The proposed building shall be redesigned to a height of 14 feet or the applicant will <br />need to request a variance. <br />2. The materials and color of the canopy shall be subject to review and approval of the <br />City Council. <br />3. The proposed windows and service bay doors shall be redesigned so that the <br />windows /doors height is equal to or greater than their width. <br />4. The metal fascia at the top of the facade shall be replaced with a comics in <br />accordance designs illustrated in the Guidebook. <br />5. The south facade of the building shall be entirely brick material. <br />6. City Council review and approve the colored accent bands on the front and south <br />side facades. <br />7. The landscape plan shall be revised to provide a double row of street trees. The <br />revised landscaping shall also accommodate a future allee. <br />8. The landscape plan shall be revised to provide conifer trees along the west property <br />line. <br />9. All concrete curbs shall be a minimum of six (6) inches in height above grazte, <br />excluding disability accessible ramps. <br />10. The applicant shall be limited to two signs, including walls signs, freestanding signs <br />or a combination thereof, on the Tuffy's Auto Center. <br />11. All signs shall be constructed of natural materials that are consistent with building <br />materials. <br />12. The total area of all site signage shall not exceed 125 sq. ft. <br />13. All vehicles at the site for service that are to remain overnight shall be stored within <br />the service bays. <br />14. Any tow trucks or service vehicles owned by Tuffy's shall be stored ovemight in the <br />service bays. <br />Page 42 <br />
