15. The sale of any goods or services not directly related or incidental to the auto <br />repair -minor use shall require a CUP. <br />16. The applicant shall be required to revise the submitted site plan to indicate the <br />location of a loading area subject to review and approval of the City Council. <br />17. Waste material resulting from the servicing of vehicles shall not be washed into the <br />public storm water sewer system nor the sanitary sewer system, but shall be <br />disposed of in a manner approved by the Minnesota State Fire Marshall and the <br />Minnesota Pollution Control Agency. <br />18. The bulk storage of gasoline, chemical or flammable liquids shall comply with the <br />requirements of the Minnesota State Fire Marshal and the Minnesota Department <br />of Agriculture Offices and have documents from those offices stating that the use <br />is in compliance. <br />19. All conditions pertaining to a the Tuffy's Auto Center site are subject to change <br />when the Council, upon investigation in relation to a formal request, finds that the <br />general welfare and public betterment can be served as well or better by modifying <br />the conditions as per Section 911.040.C.18 of the Zoning Ordinance. <br />20. The applicant apply for and receive PUD Development Plan approval. <br />21. The provisions of Section 921.010 (C) are considered and satisfatorily met. <br />22.
