M NTJTES <br />PLANNING COMMISSION <br />JUNE 12, 1997 <br />around the north side of the building for a distance of approximately 20 <br />feet. <br />Carson asked the color of brick proposed. Benedict referred to the Tuffy's <br />brochure that shows white brick. Keis pointed out that the City's <br />architectural guidelines called for earth -tone colors. Benedict suggested <br />that this may be workable and that he would bring color samples to the <br />Council meeting. <br />Benedict raised the issue of the Planner's recommendation that there be a <br />cul -de -sac at the end of the private drive. Benedict asked that the cul -de- <br />sac improvement be delayed until the other two tenants are known. <br />Schroeder pointed out that the area is not fully developed, and it will be <br />easier to coordinate the cul -de -sac and future development proposals as <br />the tenants become known. <br />Keis stated that he had no problem with allowing the building height to be <br />17'4" to accommodate the hoists inside the building. <br />Carson suggested that the Planner's recommendations on signage will <br />have to be revised to address the building being turned to the south. <br />Carson suggested that signage on the south side of the building may not be <br />counted in street signage calculations. <br />Keis pointed out the Planner's recommendation about the type of trees <br />proposed. The applicant had no problem complying with this <br />recommendation. Keis pointed out the Planner's recommendation that the <br />windows be vertically oriented. Benedict pointed out that the windows <br />proposed are wider than they are high and are broken up with mullions. <br />Benedict reported that the Planner's recommendations with regard to <br />hazardous waste, etc. would be complied with. <br />Keis recommended approval of the rezoning from B -3 to B -2 as well as <br />the other Zoning and Subdivision approvals necessary to allow for <br />development of a Tuffy Auto Center minor auto repair business on the <br />property located at approximately 2310 Rice Street subject to the <br />following: <br />That the rezoning pertains to the Tuffy Auto Center site only; <br />*That the building be turned so that overhead doors face south; <br />*That the brick proposed for the south and west sides of the building be <br />wrapped around the north side of the building for 25 feet and the <br />remaining north side of the building be heavily landscaped; <br />Page 52 <br />
