Should the council indicate interest in the concept, the <br />applicant would be required to proceed with a formal application process including: <br />• A rezoning to a Planned Unit Development (PUD). <br />• A development agreement and formal site plan submittal. <br />• Comprehensive engineering and stormwater mitigation plans. <br />• A potential Comprehensive Plan amendment. <br /> <br />Background: <br />39 W Viking Drive is a 0.52-acre lot located near the intersection of Highway 36 and Rice Street. The <br />property is zoned C-1 (General Commercial). It is currently developed as a nonconforming single- <br />family home that is blighted. Historically, city records indicate the site has hosted a drywall contractor <br />and shop.
