3. If documentation allowing the garage structure within the easement area is <br />provided, the applicant shall proposed elevations and materials for review, subject <br />to approval of the City Council. <br />4. All exterior trash areas shall be enclosed and screened from view of adjacent <br />properties and the public right -of -way. <br />5. The applicant shall submit scaled signage plans for review by City Staff. All <br />proposed signage is subject to review and approval of the City Council. <br />6. The City Engineer should comment on any potential grading or utilities issues <br />associated with the proposed 3rd Addition. <br />The applicant shall provide for an ownership association and appropriate ownership <br />covenants subject to review and approval of the City Council. <br />8. Park dedication requirements, as determined by the Park Commission, must be <br />satisfied as a condition of final plat approval. <br />9.
