Signage. Plans dated 9 -5 -95 indicate proposed wall signage on the two north structures <br />of the 3rd Addition. The plans do not indicate any additional signage for the two south <br />structures. The applicant will be required to provide scaled signage plans for review and <br />approval by City Staff. <br />Parking /Loading Stalls. Ultimate development of the site will provide for a total of 119 <br />parking stalls according to plans dated 9 -5 -95. Based upon a total building area of 22,680 <br />square feet, 117 stalls are required. In addition, the 9 -5 -95 plans indicate a total of three <br />loading stalls. <br />Utility and Grading Plans. The applicant provided grading and utility plans including both <br />the 2nd and 3rd Additions in 1995. These plans were subject to review and approval of <br />the City Engineer. The City Engineer should comment on any potential issues that may <br />exist with regards to the grading or utilities associated with the 3rd Addition. <br />Ownership Association. To provide for the maintenance of common areas of the <br />property, the applicant shall provide for an ownership association and appropriate <br />ownership covenants. These documents will be submitted to the City for review and <br />approval. <br />Park Dedication. As a condition of final plat approval, park dedication requirements, as <br />determined by the Park Commission, must be satisfied. <br />Development Contract. Should the City Council approve the Final Plat and Final PUD <br />for Heritage Office Park 3rd Addition, the applicant will be required to enter into a <br />development contract with the City. <br />RECOMMENDATION <br />Based upon the preceding review of City Ordinances and the PUD concept plan, our office <br />recommends approval of the Final Plat and Final PUD Plan for Heritage Office Park 3rd <br />Addition. This recommendation is conditioned upon the applicant satisfying the following <br />requirements: <br />The applicant shall submit a revised landscape plan providing additional coniferous <br />planting material along the east property line. The revised landscape plan shall be <br />subject to review and approval of the City Council. <br />The applicant shall be required to provide documentation from NSP to allow for <br />construction of the proposed garage structure within the existing easment. Without <br />said documentation, the site plan shall be revised to remove the garage structure. <br />3 <br />Page 40 <br />
