MINUTES <br />PLANNING COMMISSION <br />JANUARY 8, 1998 <br />Dobbs reported that it was their plan to eliminate the driveway altogether. <br />The Deputy Clerk suggested that Heritage Development sit down with the <br />Fire Marshal and work out a solution to this problem. <br />Keis pointed out that screening is not required between properties zoned <br />Industrial and Industrial -Park. <br />The City Planner reported that the Building Inspector has indicated that a <br />survey of existing trees has not been done for this site. Therefore, the City <br />will impose the requirements of the Tree Replacement Ordinance, which <br />is 30 inches per acre. The alternative is to do a tree inventory and draw a <br />landscape plan that shows replacement. <br />Mr. Keis recommended approval of the Final Plat for Heritage Office Park <br />3`d Addition as well as final Planned Unit Development approval to allow <br />more than one owner- occupied office building on a lot subject to the <br />following conditions: <br />• That the screening requirements along proposed DeSoto Street <br />be eliminated; <br />• That a tree inventory be done and the landscape plan show tree <br />replacement, otherwise the provisions of the Tree <br />Replacement Ordinance will be imposed; <br />• That stucco be applied to the exterior of the existing garage <br />consistent with the exterior of the other buildings in the plat; <br />• That Heritage Development work to the satisfaction .of the Fire <br />Marshal on the issue of access; <br />• Subject to any other recommendations made by the City <br />Planner as outlined in his report dated January 5, 1998; <br />• Subject to compliance with any recommendations of the City <br />Engineer. <br />Motion seconded by Carson. <br />Motion carried 7 — 0. <br />OVERHEAD The City Planner reported that NSP has requested permission to install <br />ELECTRICAL overhead electrical service to the existing house at 551 Allen Avenue. <br />SERVICE — Due to the construction of a new house on at 549 Allen Avenue, existing <br />551 ALLEN power poles need to be relocated. The City Code requires that this new <br />AVENUE electrical line would have to be underground. The estimated cost to the <br />property owner is in the area of $1,000 to $1,500. The Code allows the <br />City to waive the underground requirement if the placing of utilities <br />8 <br />
