Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 9 June 1994 <br />RE: Little Canada - Leeward Way /Allen Avenue <br />FILE NO: 758.10 - 94.01 <br />This memorandum forwards a sketch of the future extension of <br />Leeward Way to Allen Avenue. The Council's policy in past <br />proposals has been to allow this extension as individual parcels <br />chose to develop. The attached sketches have been designed to <br />allow the continuation of that policy. However, once Leeward Way <br />is extended south of 3021 Arcade, continued subdivision will <br />require cooperation between the owners of the deep lots along <br />LaBore Road at 777, 785, and 791. <br />Three options are illustrated. The first (A) terminates Leeward in <br />a cul -de -sac about 500 feet south of the Alien Avenue intersection. <br />Option (B) extends Leeward to an intersection with LaBore. There <br />is room between the existing structures to accomplish this, but it <br />actually reduces the lot count by one. Option (C) extends Leeward <br />to an intersection with Greenbriar. Again there is room to do so, <br />and the lot count would be the same a Option (A). <br />The intent of these designs is to illustrate possible extension <br />options, not to dictate a subdivision design.
