Fahey <br />COUNCIL <br />Beverly Scalze <br />Jim LaVaile <br />Steve Morelan <br />Bob Pedersen <br />ADMINISTRATOR <br />Joel R Hanson <br />Pending the outcome of our workshop session scheduled for 6:00 p.m. on Wednesday, May 13, <br />1998, we may need to take some action steps to keep the redevelopment process moving. At this <br />time, it is not possible to project what they may be, as they are highly dependent on what Mr. <br />Wise presents to us that evening. <br />Since the last workshop, I have talked to Mr. Wise and made it very clear that he needs a <br />proposal in writing that indicates this project is ready to move forward. He has also been <br />informed of the following: <br />• Dr. Allen's property is to be removed from the development concept. <br />♦ The City will not acquire the property east of Middle Street and north of Little Canada <br />Road. Any acquisitions in this area should be handled on a private basis. <br />• A site for the Venetian Inn is to be provided for subject to their ability to demonstrate the <br />financial wherewithal to develop a new restaurant. <br />♦ He was advised of the need to phase construction of the theater to allow existing <br />businesses to continue operating until new space is available for them. I have <br />acknowledged his concern that this cannot result in any delays in opening the theater. <br />We should be able to address this with appropriate planning and legal documents. <br />• I have suggested to him that a $50,000 deposit would be appropriate at this time whereby <br />he and the city share on a 50/50 basis any future costs associated with the continuation of <br />this development. I have asked him to prepare a letter in this regard indicating any <br />conditions he may want to place on the use of this money. <br />• I have also met with the property owners who need to be relocated as a result of this <br />project. The meetings were productive, although there are still issues that need to be <br />addressed. It appears the opportunity to relocate these tenants exists. The Venetian <br />would prefer to be relocated within the development area. Given proposed rents, it is <br />Page 39 <br />
