RVK Architects, Ltd. <br />February 25, 1998 <br />Mr. Joel Hanson, City Administrator <br />City of Little Canada <br />515 East Little Canada Road <br />Little Canada, Minnesota 55117 <br />7315428 P.02 <br />RE: Agreement for Construction Management Services <br />Little Canada City Hall <br />Historical Society Addition <br />Dear Mr. Hanson: <br />The following shall constitute the Agreement between the City of <br />Little Canada, as Owner, and RVK Architects, as Construction <br />Manager for the above referenced Project. The Architect for the <br />Project is RVK Architects, 783 Radio Drive, Suite 115, Woodbury, <br />Minnesota 55125. The Construction Documents for the Project shall <br />consist of Drawings and Project Manual as prepared for the Project, <br />dated February 26, 1998, as well as any subsequent Addenda and /or <br />Change Orders. <br />The Scope of Services as Construction Manager by Phase of the <br />Project shall be as follows: <br />1.) Pre- Construction Phase <br />a. The Construction Manager shall develop bidders interest in <br />the Project through existing contacts of the Construction <br />Manager and the Owner, referals to both, Metro area Plan <br />Rooms, Advertisement for Bids, Trade Publications and Trade <br />Associations. The Construction Manager shall also solicit :. <br />bids for the Work of the Project using Bid Packages as de- <br />tailed in the Project Manual as a guide. <br />b. The Construction Manager shall issue bidding 'documents to <br />bidders and conduct pre -bid conferences with prospective <br />bidders and shall deal with questions from bidders. <br />c. The Construction Manager shall receive the bids and prepare <br />a bid tabulation /analysis and make recommendations to the <br />Owner for award of the Contracts or rejection of bid or bids. <br />d. The Construction Manager shall advise on the division of the <br />Project into individual Contracts for various categories of <br />Work, including the method to be used for selecting Contr- <br />actors and awarding Contracts. If multiple Contracts are to <br />he awarded, the nonstrnr.tinn Manager shall review the Const- <br />ruction Documents and make recommendations as required to <br />provide that (1) the Work of the Contractors is coordinated, <br />(2) all requirements for the Project have been assigned to <br />the appropriate Contract,(3) the likelihood of jurisdictional <br />
