MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 12, 1998 <br />Kimmes indicated that it was his feeling that a five -lot development was <br />preferable to three lots in terms of property values. Kimmes pointed out <br />the hole on Lot 1 and felt that it would be difficult to make the area <br />aesthetically pleasing if the hole is not eliminated. <br />Jim Manteuffel, 2205 Arcade Street, asked how far a house built on the <br />Ducharme property would have to be set back from the holding pond. The <br />City Engineer replied that the typical flood standard would be 15 feet from <br />the edge of the easement. <br />Montour recommended that action on the Gilanderi Addition preliminary <br />plat be tabled until the March 12th meeting of the Planning Commission as <br />requested by the developer, Mr. Dick Kimmes, to allow Mr. Kimmes time <br />to meet with the adjacent property owner, Mr. Brian Ducharme, to work <br />out an easement agreement as well as to allow Mr. Kimmes time to meet <br />with the interested property owners in the area to try to resolve any <br />differences or concerns they might have with the plat. <br />Motion seconded by Keis. <br />Motion carried 6 — 0. <br />SIGN Mr. James Brandt, owner of the Union 76 station at 300 E. Little Canada <br />VARIANCE- Road, appeared before the Commission requesting approval of a sign <br />UNION 76 variance. Mr. Brandl reported that Union 76 has been bought out by <br />300 E. LITTLE Citgo, therefore, the signage needs to be replaced. Existing signage <br />CANDA ROAD will be downsized; however, given that there are variances for this existing <br />signage, in order to change the signs, another variance is required. <br />The City Planner reported that Mr. Brandl would be able to replace the <br />existing signs with what is there. However, given that he is changing the <br />size of the signs a variance is necessary even though the signs will be <br />closer to conforming than they currently are. <br />Barraclough pointed out that the previous variance approval set a <br />precedent, and that the current request will bring signage at the Union 76 <br />station closer to conforming than it currently is. <br />Barraclough recommended approval of the variance from the Sign <br />Ordinance regulations which control sign area and number of signs as <br />requested by James Brandt for his property located at 300 East Little <br />Canada Road <br />5 <br />Page 19 <br />
