Site Weaknesses <br />• According to respondents, the key weaknesses of the site include: <br />o The site feels hidden along Country Drive, partially because of the terrain and <br />topography. <br />o The site sits in between residential uses across Condit Street and <br />commercial/industrial to the north; <br />o The noise from the interstate can be disturbing. <br /> <br />Some respondents stated that future development shouldn’t rely entirely on highway <br />visibility given that the lot is “tucked away”. Many others added that it’s a bit difficult to <br />get to the property, especially given ongoing construction. Further, respondents <br />requested that future development mitigate any noise, light, and congestion from <br />disturbing existing residences. <br /> <br />Top Priorities For Redevelopment / What Does A Public Benefit Look Like to You? <br />• Respondents said their top priorities for the site include: <br />1. Preserving or planting mature trees and other native plants; <br />2. Creating connections to the nearby creek; and <br />3. Increasing the taxbase in Little Canada. <br /> <br />Respondents wanted future development to consider the natural environs near the site as <br />one of its greatest assets.
