The area is zoned R -1, Single Family Residential and is guided <br />in the Land Use Plan for continued Low Density Residential, consistent with the <br />surrounding neighborhood. The property all along Stark Street between County Road C <br />and Demont Avenue is zoned and developed as single family housing, as is the and <br />abutting the rear of the subject property to the east. <br />The subject property consists of 7 adjoining 25 foot wide lots (a total of 175 feet along <br />Stark Street), each 134.63 feet deep, for a total property area of about 23,560 square <br />feet. The applicant proposes to subdivide the land into two equal parcels of 87.5 feet of <br />width, with lot areas of 11,780 square feet. <br />The R -1 Zoning District imposes the following standards on new single family parcels <br />subdivided after March of 2008: <br />Minimum Lot Width: 85 feet <br />Minimum Lot Area: 11,000 square feet <br />Development on the lots is required to maintain setbacks for the principal building of 30 <br />feet for front and rear yards, and 10 feet for side yards. Corner lots have additional <br />width, area, and setback requirements that do not apply to this application. <br />The proposed lots both meet the zoning requirements for single family subdivision, <br />5 <br />
