NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231.2555 Facsimile: 763.231.2561 planners@nacplanning.com
PLANNING REPORT
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: April 4, 2008
SUBJECT: Little Canada-Trobec PUD Permit
CASE NO: 758.09 - 08.04
Background and History
Marilyn Montreux, on behalf of Ann Trobec is requesting extension of a Planned Unit
Development permit to allow an existing auto repair hobby use to continue on her
property at 2968 Rice Street. More specifically, the request is to allow the existing use
to continue as an interim use until such time as the property is sold. The original PUD
Interim Use was granted by the City Council in January of 2007, pending compliance
with a series of terms including the following:
1. The applicant must confirm with the City that the auto repair use is a hobby, and
not a business use.
2. The applicant shall not be allowed to rent out the single family home for the
duration of the permit.
3. No outdoor storage is allowed on site.
4. The permit shall expire one year from the date of approval, or upon sale of the
property whichever is sooner, and may not be renewed or assigned to another
tenant.
5. The interim PUD permit does not imply the "grandfathering" of any existing use or
building for any future owner or tenant.
6. The Fire Marshall inspect the buildings being used for compliance with Fire
Codes.
1~
