NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231.2555 Facsimile: 783.231.2561 planners@nacpla nning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: April 4, 2008
RE: Little Canada -Melancon Addition -Preliminary and Final Plat
FILE N0: 758.09 - 08.05
The City is proposing a plat of property at the intersection of Rice Street, Minnesota
Street, and Viking Drive, relating to the City's acquisition of property in the area,
relocation of Viking Drive, and reconstruction of the McDonald's restaurant. The Plat
assembles several smaller parcels in the area, provides for the platting of the Viking
Drive right of way to Minnesota Street, and creates three new parcels.
On Block 1, Lot 1 is occupied by the reconstructed McDonalds. Lot 2 is a new
development parcel owed by the City for commercial redevelopment. Both of these lots
have frontage on Rice Street and access from Viking Drive. Block 2 consists of a single
parcel, also zoned for commercial use, but which has been occupied by a single family
house. This new parcel will also have access to Viking Drive which, due do its
reconstruction, is moved closer to the building on the lot.
The plat reflects the City's redevelopment activities in the area, and no other changes
are proposed as a part of the platting process. Staff recommends approval of the
Melancon Addition Preliminary and Final Plat as proposed.
Pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Terrence McBride, McDonalds, 6584 LaCasse Drive, Hugo, MN 55038
34
