The most recent revision reflects discussion related to distinguishing between major auto repair and a newly defined use labeled "Salvage Vehicle Repair". The proposed ordinance would define this new use classification as follows: Salvaee Vehicle Renair;_A_use of land in which unlicensed or inoperable vehicles includin sg alvage vehicles, clips, and/or other Harts are being stored on site for commercial restoration and rebuilding or for disassembly serving as a source of parts or components for the re-manufacturing and/or re-assembly of motor vehicles on the same property and as a part of the same business. This use is distinguished from the storage and resale of such salvaee vehicles and. parts, which is not an allowed in the Citv of Little Canada. The proposed text incorporates other changes to the I-1 District, including (most significantly) a comprehensive change to the outdoor storage allowances in the District. The City considered numerous alternatives in its attempt to deal with outdoor storage, since this use has been the subject of a great majority of the City's code enforcement efforts over the past several years. The institution of the Salvage Vehicle Repair use is a part of the attempt to address this issue by focusing on one of the primary uses where outdoor storage has been an issue. With these changes, it is hoped that property owners will have a clearer understanding of the expectations for land use and site development in the I-1 District, and the City will have a stronger basis for enforcement of violations when such violations occur.
