The most recent revision reflects discussion related to distinguishing between <br />major auto repair and a newly defined use labeled "Salvage Vehicle Repair". The <br />proposed ordinance would define this new use classification as follows: <br />Salvaee Vehicle Renair;_A_use of land in which unlicensed or inoperable vehicles <br />includin sg alvage vehicles, clips, and/or other Harts are being stored on site for <br />commercial restoration and rebuilding or for disassembly serving as a source of parts or <br />components for the re-manufacturing and/or re-assembly of motor vehicles on the same <br />property and as a part of the same business. This use is distinguished from the storage <br />and resale of such salvaee vehicles and. parts, which is not an allowed in the Citv of Little <br />Canada. <br />The proposed text incorporates other changes to the I-1 District, including (most <br />significantly) a comprehensive change to the outdoor storage allowances in the District. <br />The City considered numerous alternatives in its attempt to deal with outdoor storage, <br />since this use has been the subject of a great majority of the City's code enforcement <br />efforts over the past several years. <br />The institution of the Salvage Vehicle Repair use is a part of the attempt to address this <br />issue by focusing on one of the primary uses where outdoor storage has been an issue. <br />With these changes, it is hoped that property owners will have a clearer understanding <br />of the expectations for land use and site development in the I-1 District, and the City will <br />have a stronger basis for enforcement of violations when such violations occur. <br />
