MINUTES <br />PLANNING COMMISSION <br />APRIL 10, 2008 <br />regulations, the City should be looking at each property on a case-by-case <br />basis. <br />Karen Holm indicated their willingness to construct a higher fence as well <br />as landscaping to screen their outdoor storage areas. Holm indicated that <br />they have spent hundreds of thousands of dollars improving the appearance <br />of their buildings and property. <br />Dave Holm reported that he leases outdoor storage area from a neighboring <br />property, Pro-Air. He pointed out that Pro-Air does not need outdoor <br />storage and has a large piece of property. Pro-Air pays property taxes to the <br />City, and Holm felt that the business should have the opportunity to lease <br />excess land to generate revenue. He again noted that the area is out-of--site. <br />Knudsen asked about the storage that Holm's has in front of his building. <br />Holm reported that the storage extends about 25 feet beyond the front of his <br />building. Holm stated that he did not want to lose this storage space. <br />Duray asked if Holm had a CUP for outdoor storage. Holm replied that he <br />did not. Karen Holm reported that they have been in their building since <br />1994 and the City has never indicated the need for a CUP. <br />Lee Rossow reported that he owns four properties in Ryan Industrial Park. <br />He has CUP's on three of these properties, but not on 3164 Ryan Lane. <br />Rossow indicated that 3164 Ryan Lane has been virtually vacant. While he <br />has rented the building on a couple of occasions, the rest of the property has <br />not seen much use. Rossow reported that he has the opportunity to lease the <br />south part of this property to Quality Restoration for outdoor storage. <br />Quality has storage needs beyond what they can accommodate on their own <br />property, and would like to lease a portion of 3164 Ryan Lane for storage of <br />equipment and parts. Rossow requested that property owners be able to <br />lease outdoor storage to other Little Canada businesses. Rossow reported <br />on his history of regulating the use of his property and responding to any <br />issues that might arise. <br />Deeb commented that the City is always talking about the complaints it <br />receives about the outdoor storage. Deeb did not feel any of the property <br />owners in the I-1 District would complain about his/her neighbors. Deeb <br />felt that there should be some give and take on the outdoor storage issue. <br />Again, he asked who is complaining. <br />Stanke noted that the two properties adjacent to him are zoned PUD and, in <br />his opinion, are not a part of Ryan Indusriā€¢ial Park. Stanke indicated that <br />they property owners have informed him that they do not need to do <br />anything to upgrade their properties. <br />-8- <br />
