MINUTES <br />CITY COUNCIL <br />APRIL 16, 2008 <br />The Administrator indicated that the next step would be for the Council to <br />decide whether or not to give Abdo Markethouse exclusive rights to <br />develop the property for a period of time. If the development did not <br />occw• within that time frame, then the City and Abdo would go their <br />separate ways. Abdo agreed, and indicated that if they were not the right <br />company to get the development done, they would step away from the <br />project. <br />Blesener noted the agreement that the City has with McDonalds not to <br />develop a burger restaurant on either of these sites. Blesener also pointed <br />out that this is a prime corner, and the City wants a high quality <br />development. <br />The City Administrator suggested that Mr. Abdo put together a program <br />and timeline that he feels Abdo Markethouse can achieve. This would <br />then be considered by the City Council at its April 23`~ meeting. The <br />Administrator also requested some concept drawings showing <br />development options for the front piece in relation to the environmental <br />issues, as well as a statement from Abdo as to how the pollution impacts <br />the development of the property. Abdo indicated that he would have his <br />engineer look at that. He thought that it would be difficult to work around <br />the polluted area completely, but suggested it may be possible. Abdo <br />indicated he would put a couple of scenarios together. <br />There was discussion relative to the State's funding of the Rice <br />Street/Highway 36 bridge replacement, and the impact that this will have <br />on the area. <br />With regard to retail development, Montour pointed out that there are a lot <br />of empty store fronts along Rice Street. Abdo noted that the exposure to <br />Highway 36 and Rice Street makes the City's property very appealing. <br />Abdo thanked the Council for their time.
