Hanson <br />MEMORANDUM <br />TO: Mayor Blesener and Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: February 22, 2013 <br />RE: Pine Tree Pond Plat <br />Staff is attempting to work with neighboring property owners to address the issues raised <br />at the Planning Commission. Here are some of the key concerns raised at the planning <br />commission meeting: <br />• Tree Preservation on existing easement by 2945 LaBore Road. (I have attached <br />the language from the Purchase Agreement between Masterpiece Homes, Inc. and <br />the former property owner.) The City Engineer will clearly identify what trees <br />can be saved and what trees need to be removed due to grading impacts. Keep in <br />mind some removal may necessitate further removals if trees grew close <br />together). <br />• Screening for 2971 LaBore Road. Large evergreens will remain. J- Iowever, they <br />apparently have little cover close to the ground. Additional screening will be <br />added to ensure screening from the rear yard of the new lot to the side yard of <br />2959. <br />• Resolution of driveway encroachment by 2971 LaBore Road onto plat property. <br />• Development Options for Brausen, Boog, and Acosta properties. The balancing <br />act we are trying to achieve is to minimize intrusions for Boog & Acosta while <br />still providing a reasonable opportunity for Brausens. The options include a new <br />road off Pine Tree Pond Court, retention of all or part of the existing 33 feet of <br />right -of -way, or purchasing the Brausen property now and obtain options to <br />purchase Boog and Acosta when they become available and develop at that time. <br />• Screening along the north line of the plat. <br />1 <br />
