MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 14, 2013 <br />is extended, and given it is unsure how long that stub road area would be <br />undeveloped. Howe indicated that trees could be placed on either side of <br />Outlot B. <br />I -Iowe explained that the home values anticipated for this development <br />range from $450,000 to $575,000. There are four house plans that will be <br />utilized, three of which are two - stories consisting of 2,400 to 3,800 square <br />feet and one a rambler consisting of 1,700 square feet. Maleitzke asked <br />the construction timeframe. Howe reported that his hope would be to start <br />construction in May and have a model home ready for the Fall Parade of <br />Homes. Build out of the development would likely take 1 '/2 to 2 years. <br />Barraclough asked about the Planner's comments relative to Lot 11, Block <br />2. The Planner noted that the shape of the lot raised some concern about <br />building pad size. He noted, however, that the building pad as proposed is <br />adequate and it is possible to construct a house within the building pad and <br />meet all setback requirements. The Planner explained that a building pad <br />is a box shown on a lot wherein there is the potential to construct a house <br />meeting setback requirements. <br />Steve Brausen appeared before the Commission and indicated that his <br />family is the owner of one of the three lots to the east of the proposed <br />Pinetree Pond that has development potential. Brausen reported that he <br />has concern about the future access to his property noting that the <br />assumption always was that the north /south road easement would provide <br />that access. Brausen indicated that the stub road shown in the Pinetree <br />Pond plat does not give them much to work with for future development <br />of their property. Brausen then presented a diagram showing an option for <br />bringing a street in from the Pinetree Pond cul -de -sac and running that <br />street east to provide a another development option for the three lots. <br />Laurie Brausen reported that it is their suggestion that the existing <br />north /south road easement be retained and incorporated in the Pinetree <br />Pond plat for their use in a future development of their property. She <br />noted that the stub road as proposed would not allow them to develop their <br />property without the other two property owners (Boog and Acosta). <br />Laurie Brausen pointed out that dedication of an additional 17 feet of road <br />easement would result in a 50 foot easement that could be used to access <br />these three properties. Steve Brausen stated that without utilizing the <br />existing easement for access to these three properties, or the option that he <br />presented, it is unlikely that these properties will ever develop. <br />The City Planner presented the "ghost plat" showing the potential platting <br />of the property to the east utilizing the stub road from the Pinetree Pond <br />plat. <br />-4- <br />
