MINUTES <br />PLANNING COMMISSION <br />FEBRUARY 13, 1997 <br />is a 14 foot by 24 foot garage straddling the western <br />property line of the Boss lot. This garage encroaches <br />onto the right -of -way for Boss Road. <br />The Commission discussed the shed and garage, and felt <br />that since the small shed was easily movable, it would <br />be located to conform to setback requirements. Given <br />that the garage is larger, not so easily relocated, and <br />that the likelihood of Boss Road being improved is <br />remote, the Commission felt the garage could be allowed <br />to remain in its present location until such time as <br />Boss Road is improved. <br />Mr. Knudsen recommended approval of the Boss lot line <br />adjustment as requested conditioned on the 8 foot by 12 <br />foot shed being relocated to conform with required <br />setbacks, noting pending adoption of an ordinance <br />addressing setbacks for small sheds, and recommending <br />that the 14 foot by 24 foot garage be allowed to remain <br />subject to the property owner agreeing to relocate the <br />garage at such time as Boss Road is improved. <br />Motion seconded by Carson. <br />Motion carried 4 - 0. <br />SHED The City Planner reviewed the proposed shed ordinance <br />ORDINANCE which proposes a three foot side and rear yard setback <br />for small sheds up to 120 square feet in size. It was <br />noted that there is no building permit requirement for <br />sheds of this size. It was further pointed out that <br />the accessory building setback requirements currently <br />applies to small storage sheds. This setback is 10 <br />feet from both the rear and side property lines. There <br />are currently a number of small storage sheds within <br />the City which do not comply with this setback <br />requirement. Changing the setback to three feet would <br />eliminate the non - conformity for many of these existing <br />sheds. <br />The Planner also reported that the proposed ordinance <br />clarifies the number of sheds and accessory buildings <br />which are allowed on a property. Each property would <br />be allowed one small storage shed, and one detached <br />accessory building and /or garage in addition to an <br />attached garage. Accessory building and garage space <br />is limited to 1,000 square feet by permitted use. <br />2 <br />Page 6 <br />
