Hanson <br />The property at 249 East Demont Avenue is up for sale and a potential buyer has approached me <br />and asked if the City of Little Canada would issue a letter stating that this property would not <br />have to hook up to the municipal sanitary sewer in the future. This property is currently hooked <br />up to a septic system, which was rebuilt in 1990. Section 205.020 of our Municipal Code states <br />that all properties shall be connected to the municipal sanitary sewer system within one year <br />from the time a connection is available to any such property. <br />This property is currently not provided with a sanitary sewer stub, although sanitary sewer main <br />is available in the street up to the property just to the west of this property (see attached map) <br />Estimated City costs to install a sanitary sewer stub to the property line at this location is +/- <br />$2,000. Due to the elevation of the house, an ejector pump or equal installation would be <br />required for this property to hook up to the municipal sanitary sewer system. Estimated cost to <br />the property owner is +/- $9,000. Assessed value of the property (land + building) equals <br />$64,200. John Thunborg (current owner) has stated he will order a compliance inspection and <br />will bring the results to Wednesday's Council meeting, if they are available. <br />Also enclosed for your information is a copy of a letter I received from Laura Peterson that <br />includes some information about the permits and some background information, as well as a <br />1990 proposal from Village Plumbing. I contacted John Palacio, Building and Plumbing <br />Inspector at the time a permit was issued for septic tank replacement, but he could not recall any <br />details regarding this property. <br />SRT:jaa <br />Page 55 <br />
