Based on the preceding off - street parking standard and occupancy requirements of the <br />Uniform Building Code, an off - street parking supply of 50 spaces is considered appropriate <br />(1 space per 3 seats /persons) for the former fire hall community gathering space. Of the <br />50 required spaces, two should be devoted to use by the handicapped. <br />Off -Site Parking. Should the site in question lack ample land area to accommodate the <br />recommended off - street parking supply, the Zoning Ordinance makes provision for off -site <br />parking via a conditional use permit. <br />In this regard, question has been raised as to the ability to utilize the adjacent "credit <br />union" property to satisfy the off -site needs of the community gathering space. According <br />to Section 903.050.J of the Zoning Ordinance, compliance with the following conditions <br />would be necessary to accommodate such off -site parking arrangement: <br />1. Satisfaction of CUP evaluation criteria outlined in Section 921 of the Zoning <br />Ordinance. <br />2. Off -site parking comply with current city design standards. <br />3. Reasonable public access from the off - street parking facilities to the use being <br />served is provided. <br />4. The site used for off -site parking is under the same ownership as the principal use <br />being served or under public ownership. <br />5. The off - street parking facility is located not more than 300 feet from the main <br />entrance of the principal use being served. <br />In review of the aforementioned off -site parking requirements, it is anticipated that all such <br />standards could be satisfactorily met. <br />CITY HALL <br />Parking Demand. As noted previously, we have been asked to calculate off - street <br />parking demand for the City Hall making provision for a 2,000 square foot addition. It is <br />understood that such addition would be used for administrative type activities. <br />The existing City Hall measures 7,000 square feet in area and generates an off - street <br />parking demand of 60 spaces, as calculated below: <br />Page 4 <br />
